Covering more than 60 hectares, the project faces the Arabian Gulf from Al Marjan Island in Ras Al Khaimah. It is a joint venture involving entities linked with Wynn Resorts, Marjan and RAK Hospitality Holding, while the gaming register names Island 3 AMI FZ-LLC.

Why the description is useful

Calling it an integrated resort signals that the project extends well beyond a gaming floor beside a hotel. Published material has so far concentrated on rooms, dining, beaches, events and entertainment; the detailed game mix has not yet been announced.

In its second quarter results on 4 August 2026, Wynn said the resort would welcome guests in September 2027. That is the latest specific month, replacing pages that mention only 2027, the first quarter of 2027 or spring 2027.

How the schedule moved

Earlier investor updates aimed for the first quarter of 2027. After Wynn mentioned a modest delay in May 2026 without giving the revised timing, the August release supplied the missing detail and set the current guidance at September 2027.

What the date means

A results announcement is stronger evidence than a property listing or travel blog, yet it remains forward-looking guidance while the resort is being fitted out. Check the official resort website and Wynn investor releases again before paying for a non-refundable trip.

From project announcement to planned opening

The milestones behind the current status

Reading the announcements in order keeps an earlier target from being mistaken for the live one. Together they show the Ras Al Khaimah casino progressing from an initial proposal to a licensed facility under construction with a stated opening month.

Why November and December are separate

A Wynn project story dates the 70-floor ceremony to 25 November 2025, while subsequent corporate updates place the structural concrete milestone in December 2025. This timeline keeps November for the site ceremony and December for the later construction record instead of combining the two references.

Construction progress through August 2026

Tower and exterior panels

In the 2 February 2026 release, Wynn reported structural concrete complete to the roof of level 71 and 21,852 of 26,471 facade panels installed, equivalent to 83%. Its guest website calls the building a 70-floor tower, so both official descriptions are retained instead of turning them into a calculated floor number. Interim height figures have varied across Wynn releases, but the published end target remains 352 metres above sea level after the spire is installed.

Interior work and low-rise structures

Lift and escalator installation was progressing while mechanical, electrical and finishing work continued across the guest inventory. Concrete and structural steel work on the low-rise buildings had reached 99%, although that percentage does not mean the spaces were ready for guests.

The Wynn Bridge connection

The 548-metre Wynn Bridge is intended to connect the resort via Wynn Boulevard with E311 and E611. On 2 February 2026 it was 48% complete, piling had finished and nine of ten bridge column pile caps were in place; the completion target at that point was late 2026.

What the August material adds

August results described rapid construction progress, and the second quarter presentation showed extensive interior work as of 15 July 2026. Neither source supplied a newer facade or bridge percentage, so the February figures remain dated facts rather than estimates updated by assumption.

Gaming area and resort scale by the numbers

The corporate figure to use

Wynn's 2025 annual report, filed in March 2026, puts the gaming area at 225,000 sq ft. That is about 20,900 sqm, and it is the lead figure here because it comes from the latest direct corporate filing.

The older 18,500 sqm reference

Older property and news coverage, including current search results, often quotes an approximate 18,500 sqm gaming floor. Wynn has not explained whether the two measurements describe different spaces, so 18,500 sqm remains an older estimate and is not added to the newer figure.

What the floor area leaves unknown

A square-footage figure does not tell us how many tables or slots there will be, which games will be offered, or how space will be divided between general and private rooms. Wynn had published none of those details by 10 August 2026, so a precise inventory requires a newer operator source.

Guest rooms, suites and residences

The 1,530-unit accommodation plan

Wynn's February construction update said the full 1,530 accommodation units were structurally complete, although interior fit-out continued. The breakdown keeps apartments, townhomes and estates within the same total, avoiding double counting.

What Enclave means

Enclave is Wynn's hotel-within-a-hotel concept on the upper floors, with a separate entrance, arrival area and lifts. It focuses on suites and its own service setting, while rates, packages and the reservation opening date have not been announced.

Why older pages show 1,542 rooms

Older Wynn releases used the 1,542 figure, which competitors still repeat. The February 2026 construction release and current resort materials list each category and total 1,530, so that is the figure used here.

Dining, theatre, shopping and art

Twenty-two dining and drinks venues

The resort website lists plans for 22 restaurants, bars and lounges, together with a daytime beach club for guests and visitors. Wynn has identified Alain Ducasse's French-American steakhouse and a second Delilah supper club, but restaurant reservations were still closed at this update.

The Showroom partnership with Punchdrunk

Wynn announced an original Punchdrunk production on 29 June 2026 for the resort's opening programme. When sales begin, the experience is expected to offer either a seated upstairs performance or a roaming immersive route downstairs and backstage, but dates and prices remain unpublished.

Shopping and the art programme

The plans include a naturally lit luxury shopping parterre, although the complete tenant list has not been released. Art will appear through public areas and guest rooms, with announced highlights such as Jeff Koons' 11-metre Tulips and historic and contemporary works by regional and international artists.

Beach, pools, spa and marina facilities

The waterfront plan

Plans include 420 metres of private white-sand beach and a deep-water marina intended for large yachts. A daytime beach club is also planned, while day-pass availability and access rules for non-guests remain unpublished.

Pools and wellness spaces

Wynn lists 12 pools with cabanas and landscaped areas, as well as a five-star spa, salon and fitness centre. Treatment costs, operating hours and pool entry rules are still unavailable, so they cannot yet be included in a dependable visit budget.

Facilities for families

The official amenities list pairs a kids' club with outdoor recreation, indicating that the resort's non-gaming areas are intended to serve families as well. Accepted ages, fees and supervision arrangements have not been issued, so childcare planning should wait for the guest policy.

Coral Court events and meetings

The 7,708 sqm events centre

Coral Court is planned as the resort's centre for events and celebrations and has a published area of 7,708 sqm. The layout includes six reconfigurable meeting rooms, separate salons for brides and grooms, and private prayer rooms for men and women.

The column-free Grand Ballroom

The Grand Ballroom spans 2,633 sqm, is column-free and overlooks the marina. Its area allows venue comparisons, but it does not set a capacity because tables, stages, aisles and production equipment change the usable arrangement.

Questions to ask before booking

As of 10 August 2026, Wynn had published no venue packages, prices or minimum spends. When sales open, request a written capacity plan and a quote that covers production, catering, cancellation and accessibility rather than inferring attendance from floor area.

Al Marjan Island location and access

Airport options and the Dubai drive

The resort is on Al Marjan Island in Ras Al Khaimah, not Dubai. Wynn's website gives about 15 minutes by car from Ras Al Khaimah International Airport, while a 2025 Wynn financing release estimated roughly 50 minutes from Dubai International Airport.

What Wynn Bridge will change

The 548-metre bridge is intended to give the resort a more direct connection to the wider road network, but the latest detailed release still treated it as a construction project. Wait for a completion announcement or confirmation from a current mapping service before using it as an open route.

Checklist for the day of arrival

Once bookings open, confirm the final drop-off point because the hotel, events centre and marina may have separate entrances. Leave contingency time and do not pay for a transfer unless it appears in a written reservation confirmation.

The GCGRA licensee register places Island 3 AMI FZ-LLC, trading as Wynn Al Marjan, among the land-based gaming facilities. On 4 October 2024, Wynn announced that this project entity had received the UAE's first commercial gaming facility operator licence.

What this licence confirms

The register confirms that the named entity holds a GCGRA licence for this particular land-based facility. It lists The Game LLC separately as the UAE Lottery operator, illustrating that land-based facilities and lottery products use different licence categories. Checks to make before opening

Before players are admitted, Wynn must publish the gaming floor's final age, identity, admission, responsible gaming and complaints arrangements. Until those terms are available, rules from other Wynn properties should not be treated as rules for this one.

Set the age and budget first

This page and its gaming material are for adults aged 18 and over, while GCGRA advertising standards define underage as below 21 for commercial gaming other than lottery. Wynn had not released the final gaming-floor identity and admission policy at this update, so check it before travelling and do not assume hotel access covers every resort area.

An example budget in UAE dirhams

For a future one-day entertainment plan, use 800 United Arab Emirates dirhams (AED) as an educational example, not as a Wynn price. One possible split is AED 500 for transport, food and contingency, with AED 300 reserved as the maximum gaming amount whatever the result.
